Job Summary

We are seeking an experienced Contracts Manager – Fit\-Out to manage the commercial and contractual aspects of interior fit\-out projects from tender stage through project completion and final account.

The successful candidate will be responsible for contract administration, cost control, variations, claims, subcontract management, payment certification, and commercial reporting while ensuring projects are delivered in accordance with contractual requirements, budgets, and timelines.

Key Responsibilities

  • Manage all contractual and commercial activities for fit\-out projects.
  • Review main contracts, subcontracts, purchase orders, and related commercial documents.
  • Identify contractual risks, obligations, entitlements, and potential exposures.
  • Prepare and manage variations, change orders, claims, extensions of time, and additional\-cost submissions.
  • Monitor project costs, budgets, commitments, and cash flow.
  • Prepare monthly commercial reports and forecasts.
  • Manage interim payment applications, valuations, certifications, and payment follow\-ups.
  • Review and negotiate subcontractor and supplier quotations, contracts, and variations.
  • Evaluate subcontractor claims and ensure compliance with contractual terms.
  • Maintain accurate records of correspondence, instructions, variations, claims, and commercial documentation.
  • Coordinate with Project Managers, Quantity Surveyors, Site Teams, Consultants, Clients, and Subcontractors.
  • Review drawings, specifications, BOQs, and scope documents to identify commercial and contractual implications.
  • Support tendering and pre\-contract activities, including BOQ review, pricing, and contract negotiations.
  • Prepare and maintain variation and claims logs.
  • Monitor project progress against contractual milestones and identify potential delays or commercial impacts.
  • Assist with dispute resolution and contractual negotiations when required.
  • Lead the preparation and agreement of final accounts.
  • Ensure compliance with company commercial procedures and project\-specific contractual requirements.

Requirements

  • Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
  • 5–10\+ years of relevant experience in contracts/commercial management, preferably within the UAE/GCC fit\-out or construction industry.
  • Strong experience in interior fit\-out, retail, hospitality, commercial, residential, or F\&B projects.
  • Good knowledge of construction contracts, variations, claims, and subcontract administration.
  • Strong understanding of BOQs, measurement, valuation, and cost control.
  • Experience negotiating with clients, consultants, subcontractors, and suppliers.
  • Strong knowledge of MS Excel and commercial/project management software.
  • Excellent written and verbal communication skills.
  • Strong analytical, negotiation, and problem\-solving abilities.
  • Ability to manage multiple projects and meet strict deadlines.

Preferred Qualifications

  • MRICS, RICS, or equivalent professional qualification is an advantage.
  • UAE/GCC project experience is preferred.
  • Experience with FIDIC and/or other standard forms of construction contracts.
  • Knowledge of UAE construction practices, regulations, and contractual procedures.
