Role Overview – Senior Facilities Engineer

We are looking for a proactive and detail\-oriented professional to lead the technical management, maintenance planning, compliance, performance optimization, and lifecycle management of facilities assets while ensuring full compliance with ADREC requirements, DMT policies, Abu Dhabi Civil Defence standards, Municipality regulations, sustainability requirements, and industry best practices. The role is responsible for ensuring safe, efficient, and cost\-effective operation of complex facilities portfolios.

What You’ll Be Doing

• Lead the day\-to\-day engineering and maintenance operations across assigned properties.
• Manage HVAC, electrical, mechanical, plumbing, ELV, BMS, and fire protection systems.
• Ensure uninterrupted operation of critical building infrastructure.
• Develop and implement preventive and predictive maintenance programs.
• Review and approve technical maintenance procedures and methods.
• Ensure compliance with ADREC regulations, DMT requirements, Abu Dhabi Municipality standards, and Civil Defence regulations.
• Lead internal and external technical audits.
• Ensure statutory inspections and certifications are completed on time.
• Manage risk assessments and business continuity plans.
• Monitor compliance with sustainability and energy\-efficiency initiatives.
• Develop long\-term asset management strategies.
• Conduct asset condition assessments and lifecycle analysis.
• Recommend replacement and capital improvement projects.
• Monitor asset reliability and performance metrics.
• Lead root cause analysis of major equipment failures.
• Manage FM contractors, specialist vendors, and service providers.
• Review and approve maintenance contracts and scopes of work.
• Monitor contractor KPIs, service delivery, and contractual compliance.
• Conduct technical evaluations during tendering and procurement exercises.
• Develop annual maintenance and operational budgets.
• Monitor expenditure against approved budgets.
• Identify cost optimization opportunities without affecting service quality.
• Support CAPEX and OPEX planning.
• Supervise Engineers, Supervisors, Technicians, and Contractors.
• Conduct performance evaluations and technical coaching.
• Lead technical training and competency development programs.
• Ensure workforce compliance with HSE requirements.
• Liaise with property owners, tenants, regulators, consultants, and authorities.
• Provide technical reports and recommendations to senior management.
• Support customer satisfaction and facility excellence initiatives.

What We’re Looking For

• Bachelor’s degree in mechanical engineering, Electrical Engineering, Facilities Engineering, Building Services Engineering, or related discipline.
• Strong written and verbal communication skills in English
• Arabic language skills are an advantage
• 7 to 10\+ years of facilities management experience.
• Minimum 3 years in a senior engineering or supervisory role.
• Experience managing large commercial, residential, retail, hospitality, healthcare, or mixed\-use developments within the UAE.
• Certified Facility Management qualifications (IFMA/BIFM/FMP preferred).
• IFMA Certified Facility Manager (CFM).
• Facilities Management Professional (FMP).
• PMP Certification.
• NEBOSH International General Certificate.
• ISO 41001 Facilities Management knowledge.
