Site Inspector

Department: Community Management

Reports To: Community Manager

Job Purpose

To monitor and inspect community assets, facilities, and service provider activities to ensure compliance with contractual obligations, quality standards, health and safety requirements, and service level agreements (SLAs). The Site Inspector is responsible for maintaining operational excellence, ensuring customer satisfaction, and supporting the effective delivery of facilities management services.

Key Responsibilities

  • Conduct regular inspections of community assets, common areas, and facilities.
  • Monitor service providers' activities, including cleaning, landscaping, waste management, pest control, security, civil and MEP works.
  • Verify that work is completed in accordance with approved specifications, quality standards, and contractual requirements.
  • Identify defects, non\-conformities, and maintenance issues and ensure timely closure.

Facilities Management

  • Monitor preventive and reactive maintenance activities.
  • Ensure work orders are completed within agreed timelines and SLAs.
  • Assist in testing, commissioning, handovers, snagging, and defect rectification activities.
  • Maintain accurate inspection records, reports, and service provider performance documentation.

Contractor \& Service Provider Management

  • Conduct regular meetings with contractors and service providers to review performance.
  • Monitor compliance with KPIs, SLAs, and contract requirements.
  • Issue observations, non\-conformance reports (NCRs), and corrective action requests when necessary.
  • Follow up on outstanding issues until satisfactory completion.

Health, Safety \& Compliance

  • Ensure compliance with health, safety, and environmental regulations.
  • Carry out inspections related to life safety systems and regulatory requirements.
  • Verify work permits, risk assessments, and method statements before commencement of works.
  • Promote safe working practices and report safety violations.

Customer Service

  • Ensure customer complaints and service requests are addressed promptly.
  • Conduct site visits to investigate issues raised by residents and stakeholders.
  • Follow up with service providers to ensure effective resolution and closure of complaints.
  • Support initiatives to achieve customer satisfaction targets.

Reporting \& Documentation

  • Prepare daily, weekly, and monthly inspection reports.
  • Maintain records of inspections, utilities, maintenance activities, and contractor performance.
  • Assist in budget monitoring, procurement processes, and technical documentation where required.
  • Support management with operational reports and recommendations for improvement.

Qualifications \& Experience

  • Bachelor's Degree or Diploma in Civil Engineering, Mechanical Engineering, Facilities Management, Construction Management, or a related field.
  • Minimum 2\-5 years of experience in Facilities Management, Community Management, Construction, or Property Management.
  • Knowledge of FM operations, maintenance practices, and HSE requirements.
  • Proficiency in Microsoft Office and CAFM systems.
  • UAE driving licence is an advantage.

Pay: AED5,000\.00 \- AED6,000\.00 per month
